development which will consist of miscellaneous alterations and repairs of the existing three-storey (over basement) protected structure (RPS No: 030-036), (NIAH Ref: 15317046) including also new constructions and parking within the rear yard area; the overall works in detail will include inter alia:- (i) Alterations and conservation works to protected structure, including works to fabric, roof, railings and window/joinery repairs, (ii) The removal of existing rear mid-level bathroom and the construction from the level of the rear yard of a new three-storey fire escape incorporating, landing areas and balconies to new accommodations within the Protected Structure, which will consist of: (a) 1 No. existing street level commercial unit to be reinstated and extended into basement area, (b) 2 No.1-bedroomed apartments located individually within ground and basement levels, (c) 2 No. 2-bedroomed apartments, each to be located either side of the central stairs and internally linked between first and second floors, and (d) repair and reinstatement of central staircase. (iii) Works to within the rear yard area will include miscellaneous weather protection repairs of existing two storey stable block, construction of new three storey residential block to accommodate 2 No. 2-bedroomed apartments and 1 No 1-bedroomed apartment, construction of new two storey residential block to accommodate 1 No. 2-bedroomed apartment, re-roofing of pitched roof areas to existing buildings including insertion of miscellaneous vents and conservation rooflights, and conservation and structural repair of the miscellaneous external outbuildings and stone walls forming the rear yard area. (iv) Additional works will include installation of M&E services throughout the properties, including inter alia insertion of new surface water percolation areas, within the grounds, and site works and alterations to facilitate all necessary parking and site services.
