EV charging spaces and 85 no. regular) and 16 no. bicycle parking spaces, boundary treatments, hard and soft landscaping, services (including 1 no. below ground attenuation tank) and all other ancillary and associated site development works above and below ground level. Primary vehicular and pedestrian access to the proposed development will be provided via a new site entrance from Dock Road. Secondary vehicular and pedestrian access to the proposed development will be via the existing access off Saint Alphonsus Street, upgraded and enhanced as part of the proposed development. Pedestrian access to the proposed development will be further enhanced via a new plaza/public realm area along the north western boundary of the site with Dock Road, linking to the north eastern boundary of the site with Saint Alphonsus Street at the proposed café/coffee shop (Protected Structure No. 260) all on a site of approximately 0.76 hectares. The proposed works include: (a) demolition and removal of the redundant utility compressor room structure and ESB substation structure situated to the west and to the east of the Bannatyne Mill building respectively; (b) modifications to Bannatyne Mill building including: (i) internal modifications with limited removal of fixtures and fittings, (ii) provision of 3 no. projecting glass windows on the northern, southern and eastern elevations; (c) provision of associated signage; (d) provision of external plant including new ESB substation / utility building and raised heat pump enclosure; (e) modification to layout arrangement including; (i) widening of the existing eastern access including removal of stone piers; (ii) removal of section of boundary wall to Dock Road and replacement with new wall and railings; (iii) provision of on-site car parking and covered bicycle parking; (f) lighting; (g) surface water management including oil/petrol bypass interceptor; and (h) all associated site development works. Bannatyne Mill is a protected structure RPS Ref: 255 and is listed on the NIAH (National Inventory of Architectural Heritage) Schedule, ref no. 21516002.
