A Large-scale Residential Development (LRD) which will consist of 650 no. residential units comprising 254 no. houses and 396 no. apartments; Road link (2.4km) connecting N11 to Ballyman Road (with westerly connection to Ballyman Road already in place); Pedestrian / cycle route including bridge across the N11 to Dargle Road Upper; 13.5 ha of District Park / Active Open Space; 6 no. pocket park areas comprising a total of 0.43ha.; 0.25 ha communal open space; 775sq.m approx. crèche with capacity for approx. 143 no. childcare spaces; Retail unit / café kiosk (118.6sq.m.) in district park; Neighbourhood Centre Phase 1 comprising 934.3 sq.m. retail / commercial and 143.3 sq.m. cafe; Demolition of an existing dwelling at Berryfield Lane; Undergrounding, diversion and associated site development works of 2 No. 38kV overhead lines (the Fassaroe-Little Bray 38kV single circuit from a point on the southern side of Ballyman Glen to the ESB Fassaroe substation, and the Fassaroe-Bray 38kV single circuit from the start of Berryfield Lane (eastern end) to the ESB Fassaroe substation); Undergrounding, diversion and associated site development works of 2 No. 110 kV overhead lines (the Fassaroe – Carrickmines East 110kV and Fassaroe –Carrickmines West 110kV from a point to the south of Ballyman Glen to the existing Fassaroe ESB substation); water supply, foul and surface water drainage proposals including connection to existing Uisce Éireann water mains at Thornhill Road roundabout, connection to the existing Uisce Éireann foul sewerage network at the eastern side of Fassaroe and provision of a new foul sewer on Berryfield Lane; remediation of 5 no. historic landfill sites; and temporary marketing signage for the proposed development.
