The construction of a first phase of development on the overall landholding consisting of the following: a) A three storey Nursing Home building, accommodating 144 no. bedrooms and ancillary resident and staff facilities, with a total GFA of 8,666sq.m. The proposal includes PV panels and a plant area at roof level, two signage zones, internal courtyards and terrace areas, an adjacent landscaped amenity space and a service yard area; b) A part three and part four storey office building, including plant area at roof level, with a total GFA of 3,354sq.m.; c) Internal access roads and parking, comprising 121 no. surface car parking spaces and 115 no. cycle spaces to serve both uses. Vehicular access will be via the existing entrance from Vevay Road; d) An ESB substation, all associated site and infrastructural works, including removal of existing hard surfacing, public lighting, landscaping and boundary treatments, bin storage, foul and surface water drainage, including attenuation tanks, all on a site area of c. 1.66 ha. The proposals will supersede the development permitted under WCC Reg. Ref. 18/1181 / ABP Ref. 304425-19
