Permission for a residential development to be completed over 3 phases consisting of; (i) 38 no. detached/semi-detached dwelling houses comprising; (a) 8 no. 2 bedroom homes (b) 18 no. 3 bedroom homes (c) 12 no. 4 bedroom homes. Total floor area associated with dwelling house development of ca. 4791m2. Phase 1 of the development shall consist of 18 dwelling houses. Phase 2 of the development shall consist of 20 dwelling houses. (ii) 30 no. apartments over 3 blocks comprising; (a) Block 01, 3 no. 1 bedroom apartments & 6 no. 2 bedroom apartments (b) Block 02, 5 no. 1 bedroom apartments & 3 no. 2 bedroom apartments (c) Block 03, 3 no. 1 bedroom apartments & 10 no. 2 bedroom apartments, representing total apartment provision of 11 no. 1 bedroom apartments & 19 no. 2 bedroom apartments. Phase 3 shall be completed over 3 no. sub-phases, Phase 3A shall consist of Block 02 (08 apartments), Phase 3B shall consist of Block 01 (09 apartments), Phase 3C shall consist of Block 03 (13 apartments). (d) storage, plant, maintenance room, bicycle storage, communal bin storage, all associated with the apartment development measuring 143.7m2 total. Total area of apartments and ancillary spaces of ca. 2300.9m2. (iii) Maintenance shed & Services Hub measuring 34.6m2 total. (iv) Neighbourhood recycling centre. (v) All internal roadways, footpaths, parking areas, public open spaces, formal and informal play areas, 4-a-side playing pitch, vehicular entrance onto the R702 Bellfield Road, boundary treatment, landscaping and all associated site works. (vi) Connection to public foul & storm water drainage systems (separate) and public mains water supply, in accordance with Irish Water pre-connection enquiry CD520001147. (vii) Demolition of disused agri-buildings measuring ca. 232.3m2. (viii) All associated & ancillary site works required to facilitate the development.
