The application site is principally bounded by an unnamed local road (providing access to Brandon House Hotel and Spa and The Grove) to the northwest; The Grove road to the northeast; the existing The Grove residential development to the southeast; and the R723 regional road to the southwest. The development will consist of the: construction of 44 no. residential units in the form of 2 no. three storey terraces comprising 22 no. one-bedroom apartments (ranging in area from c. 46.3 sqm to 52.2 sqm each), 20 no. two-bedroom duplex apartments (c. 86.1 sqm each) and 2 no. three-bedroom duplex apartments (c. 105.6 sqm each); provision of public open space (c. 0.4 hectares, communal open space (c. 400 sqm), and private open space (in the form of private garden areas and balconies); and provision of vehicular, cyclist and pedestrian access/egress and associated circulation routes (including the construction of a new entrance to the application site from The Grove road).
