Proposal description

A) The demolition of two service sheds (852sqm total) to the north-west of the hotel building and their replacement by overflow parking on "grass-crete" surface and a Wedding Barn; b) alterations to the roof profile of the bedroom blocks to create a set-back penthouse with terraces; c) the reconfiguration of all the elevations except Killinure House predominantly with timber cladding, with some fair-faced concrete and stonework, including the addition of small balconies to the first floor bedrooms, north and south and ground floor bedrooms on the north; d) an extension at first floor level to the north of Killinure House to provide seven additional bedrooms, five of which will have a set-back terrace; e) the construction of a two-storey timber-clad gymnasium building with some stonework (1700sqm) with single-storey link to the western bedroom block, and with first floor terrace and ground level terrace and swimming pool; f) the construction of a single-storey subterranean spa facility (1317sqm) containing rooflights and external access steps and lift enclosure, terrace and external swimming pool; g) the construction of a single-storey timber-clad golf clubhouse (333sqm) to the north of the existing hotel, raised on stilts with external decks, and providing a buggy parking space in a shallow open-air under-croft; h) the construction of a single-storey Wedding Barn (682sqm) to the north-west of the existing hotel, with balcony to the east side; i) the provision of 30 prefabricated, single-storey, timber-clad, double en-suite cabins 34.4sqm each, with balconies and rooflights, on stilts, accessed by pedestrian/cycle paths, and located in the parkland to the north and south-east of the hotel buildings; j) associated hard and soft landscaping for all the above; k) waste treatment plant and associated foul drainage, percolation, and surface water disposal for all the above; l) owners' house, five-bedroom (428sqm) with self-coloured render, photovoltaic panels on flat roof, detached, predominantly single-storey with part basement, with terraces and rooflights and with access road, dedicated waste treatment plant, and associated landscaping. This application is accompanied by a Natura Impact Statement and an Ecological Impact Assessment
