Permission for a 10 Year planning permisison for a commercial development on a site of 2.88 hectares including demolition of exisitng warehouse to the north of the site and the provision of 10,992sq.m of commercial floorspace arranged in 4. no blocks (Block A.B.C.D) . The exisitng commecial building to the east of the site and 22 no. carparking speaces will be retained. Block A: Convenience supermarket to include off licence . Block B. A single storey Café with a terrace area to the west and south of block B. Block C: 4. no. retail units on the ground floor and office unit on the upper floor. Block D: 5no. single storey bulky-use retail units located at the south west corner of the site and adjoins the exisitng commercial builiding to the south east of the site. An ESB sub station and switchcroom is proposed in block D. Access to the site will be provided via the Carrickobrien Road & Golden Island Road. The proposed development will be served by 267 no. car parking spaces and165 no. bicycle parking spaces. the proposed development also includes for a HGV set-down area to the east of the site along the Carrickobrien road, trolly bay, hard and soft landscaping works, signage, delivery set down areas, public lighting, boundary treatments and all associated site development and ancillary works. A Natura Impact Statement accompanies the application.
