Proposal description

Alterations to the development previously granted under planning permission Reg. Ref. 19/589, 24/60266, 24/60272, 25/60036 and 25/60275, at Ballybeg Drive, Ballybeg, Kilbarry, Waterford. Retention permission is sought for the following as-constructed alterations and modifications to the previously permitted development: a) revised position of the building as-constructed, which differs from the position previously permitted of circa 3.6 meters repositioned to the north; b) modifications to the previously approved car parking provision, including a reduction in the number of car parking spaces from 54 no. approved spaces to 40 no. spaces, representing a reduction of 14 no. spaces. The proposed car parking provision will comprise 9 no. retail car parking spaces, as previously approved, and 31 no. residential car parking spaces, reduced from the 45no. residential spaces previously granted; c) modifications to the previously approved communal open space at ground level to the internal courtyard; d) Revision to the extent of the approved site boundary, as indicated by the revised red line boundary, to facilitate the proposed changes outlined above. Planning Permission is also sought for the following: e) Demolition of a shed to the rear of the existing retail shop; f) Construction of 2no. bin storages, approximately 3.3 metres in height. The floor area of the building and the number of apartments remain unchanged from that previously granted. The development for which retention permission is sought comprises the above as-constructed alterations and modifications to the site layout previously granted at this site, together with all associated site development works and ESB kiosk.
