Proposal description

Demolishing the existing filing station/function room/public house on the site and all associated structures. The existing underground tanks will be decommissioned. The proposed replacement development is for a new modern service station/public house/function facility comprising of a two-story retail building with retail area (net 100sq.m including off licence), 4 no. food/beverage offers (one with drive thru hatches) licensed bar, function room, communal seating area and back of house area including kitchen, stores, public toilets, and ancillary staff and operational rooms. At the rear of the building there will be an enclosed delivery yard, store and outdoor seating areas. Ancillary development consisting of a forecourt with 6 no. fuel dispensers and associated canopy, drive thru lane, car parking, car wash, EV charging, HGV and coach parking, separate HGV refuelling area with canopy over, standalone single storey Coffee Drive Thru. Vehicular access for the proposed development will be facilitated from the R420, in line with the current arrangement (a one-way entrance/exit arrangement is proposed) All associated site works
