Proposal description

The development will consist of the alteration to existing Oriel House Nursing Home and the new extension. The development will provide in total 19 no. bedrooms for respite care and full time residents. Oriel House is located in the St. Davnets Campus in close proximity to the existing main hospital building. The development is located within the curtilage of three protected structures and it also constitutes a protected structure. The proposed development is two storeys over ground level connecting to an existing building by means of a glazed link. The new extension will consist of new entrance canopy with lobby, break out area over two floors, lift access, nurses stations, offices, storage, toilet facilities and en-suite bedrooms. The new building has a total gross internal floor area of 923 m2. The building will be constructed in block, brick and stone cladding in context with the existing buildings on site. Permission is also sought for works to the existing Nursing Home, which will include the demolition of an existing wall to facilitate the new connection, provision of a new chapel, partial removal of an existing accommodation and remodeling of internal areas. New glazed components installed internally independent of external windows which are to remain in place. Provision of a new fire exit. Refurbished building will have gross internal floor area of 882m2. Site works to include the repositioning of the south vehicle and pedestrian access and remodeling of existing car parking area, adjusting existing site levels, removal of selected trees, new fencing, and new landscaping to the front and rear of the proposed building, new underground LPG gas and water storage tanks. The total gross floor area of the new building and refurbished floor area is 1805 m2. The total site area is 8717.386 m2. (0.871 ha) in extent.
