Permission for RETENTION and completion of amendments to the permitted Castleblayney Town Centre (Reg. Ref.24/04, An Bord Pleanala Ref.PL47.213858) comprising the following: Levels -2 and -1 (Basement Carpark)- Revised footprint and layout of basement levels -1 (5,640 sq.m) and -2 (5,415 sq.m) and associated access ramps to provide a total of 288 no. basement level car parking spaces and associated access and ancillary areas. Level 0 (Ground Floor) - Revised layout to Unit 1A (1,815 sq.m) and associated service yard area to provide for larger supermarket with ancillary off-licence, revised service yard layout including demolition of roof canopy and supporting columns to facilitate HGV access and turning, new ESB substation and plant rooms; provision of new retain unit (Unit 1B - 26 sq.m); revised fire escape and ventilation arrangement to rear of Units 4 to 8 and revised shopfront design within Unit 2 frontage to Main Street. Level 1 (First Floor) - Revised layout to Unit 14A (1,799.5 sq.m) to provide for larger retail unit and ancillary storage areas and removal of plant (82.5 sq.m) and meter rooms (50.5 sq.m); provision of new retail unit (Unit 14B - 26 sq.m) and new balcony (16.6 sq.m) accessed from the existing food court. Level 2 (Second Floor) - New second floor level (495.5 sq.m) to accommodate administrative office and staff areas with lift/stair core access from Units 1A and 14A below. Elevations - External amendments including new materials and finishes to facades; new window within Unit 14A; revised window design and insertion of fire escapes at ground floor level to south west elevation and new windows at second floor level to east elevation. Permission is also sought for Retention and completion of a temporary surface level car park (83 no. spaces) on lands to the west of the Town Centre building, landscaping, public lighting, boundary treatments, signage and all associated site and development works. The amendments result in an increase in the gross floor area of the Town Centre development from 21,256 sq.m to 22,912 sq.m on a site of 1.075ha which excludes the dwelling house at York Street to the east of the site
