the Development will consist of 1) the demolition of an existing single storey shed and existing entrance gateway; 2) relocation of existing access from R161 public road via a new recessed entrance serving (a) the existing dwelling, (b) the proposed dwellings, (c) the retained lands to the rear; 3) the construction of 10 dwellings arranged on a site of c.0.43 hectares. The proposed dwellings consist of 2no. 4 bedroom detached two-storey dwellings, 2 no. 4 bedroom semi-detached two-storey dwellings, 2 no. 3 bedroom terraced two storey dwellings, 2no. 2 bedroom terraced two-storey dwellings and 2 no. 2 bedroom semi-detached two-storey dwellings. The proposed development includes 17 no. car parking spaces, public and private open spaces including all associated landscaping works, boundary walls and fences. Permission is also sought for necessary roads, footpaths, public lighting, surface water, foul water and potable water infrastructural works to connect the scheme to the existing mains services and public roads together with all associated site and development works
