Proposal description

The proposed development on a total site area of 1.93 hectares, comprising of: (i) Construction of a residential development comprising of 48 no. units in total, consisting of 10 no. apartments (6 no. one bed units and 4 no. 2 bed units) and 38 no. houses (18 no. three bed units and 20 no. four bed units) in a mix of apartment duplex, and semi-detached units, in a range of heights from two storeys to four storeys above ground level. (ii) Provision of 90 surface car parking spaces, including visitor, accessible and electric vehicle charging spaces, and 102 no. bicycle parking spaces. (iii) Public open space areas of combined 2,502 sq.m or 15.6% of the net site area; (iv) Creation of a new vehicular and pedestrian/cyclist entrance off of Horkan’s Hill, including new footpath network connecting and junction upgrades to connect to existing road network; (v) Infrastructure works to serve the proposed development to include the internal road network, public lighting, site drainage works, hard and soft landscaping, boundary treatments, and all ancillary site services and development works above and below ground. A Natura Impact Statement is submitted with the planning application.
