LRD Application: Permission for Large-scale Residential Development - details can be viewed on https://firrois.ie/. The proposed development will consist of: (A) The replacement of 48 no. three-storey duplex apartments (8 no. 1-bed, 24 no. 2-bed, 16 no. 3-bed) and communal open space at Bridgegate Avenue with 40 no. two-storey residential dwellings (6 no. 2 bed, 34 no. 3-bed) each with rear garden private amenity space at Bridgegate Avenue and an extended Bridgegate Green. Permission for development that will principally consist of the construction of 16no. residential dwellings (1756.0sqm GFA) including 10no. three-bedroom duplex units (Block 3) each with a private terrace or balcony and access to a communal open space (0.021ha) and 2no. housing blocks (Block 1 and Block 2) comprising 3no. two-bedroom houses and 3no. three-bedroom houses overall each with a private garden. The proposed development will also include the provision of 2no. new landscaped public open spaces (0.36ha total). A total of 32no. residential car parking spaces are proposed including 2no. accessible parking spaces, and 5no. EV charging spaces. A total of 52no. bicycle parking spaces are proposed which include 32no. secure and covered resident spaces, 10no. visitor spaces and 10no. spaces associated with the childcare facility. The proposed development will also consist of the construction of a creche (244sqm GFA) with associated outdoor play area (85sqm) and informal open space (900sqm) together with 10no. car parking spaces including 1no. accessible parking space and 2no. The primary pedestrian / vehicular / cycle access to serve the proposed development is provided via the existing entrance from Slane Road on a newly constructed internal road delivered under planning permission Reg. Ref: 06510077 (as extended under Reg. Ref: 12510022, Reg. Ref: 1858 and Reg. Ref: 211431). The proposed creche will be served by a proposed dedicated internal shared surface access. The proposed development will also include all associated internal roads and footpaths. Planning permission is also sought for all ancillary site and development works to facilitate the development, including public lighting; ESB substation; external bicycle stores; mechanical and electrical installations; boundary treatments; hard and soft landscaping; retaining wall structures; water, surface water drainage and foul drainage works; and associated site strip and excavation works above and below ground including the removal of stockpiled soil from the site.
