Proposal description

Make amendments to the residential development permitted under LCC Reg. Ref. 25/60385 at a c. 3.85 Ha site at Summerhill, Portlaoise, Co. Laois. This application relates to Phase 2 of the wider Sand Wood Development (generally bound by: the Southern Circular Road and Aghnaharna Drive to the north; the Holy Family Schools and Ashewood Walk to the east; and agricultural land to the south and west). The Phase 2 site is generally bound by: agricultural lands to the west; Phases 1A & 1B (permitted under LCC Reg. Refs. 23/60350 & 23/60348, as amended under LCC Reg. Ref. 25/60040) to the north, which are near completion and partially occupied; and Phase 3 (permitted under LCC Reg. Ref. 25/60386) to the south and east. The proposed amendments principally comprise: the replacement of 18 No. permitted two-storey 4-bed houses within the south-eastern extent of the site with 24 No. houses (19 No. three-storey 3-bed houses and 5 No. two-storey 4-bed houses), resulting in an increase of 6 No. houses; and the repositioning of 4 No. permitted two-storey 4-bed houses further north by approximately 1-metre to align with the front building line of the other permitted houses along the same street. The proposed amendments also comprise: new bicycle stores; amendments to the location and number of car parking (additional 12 No. spaces proposed); private amenity space; hard and soft landscaping; boundary treatments; and all associated works above and below ground.
