Proposal description

For (i) demolition and removal of elements of the existing building at lower ground, ground, first floor and roof levels; (ii) the construction of extensions and alterations at lower ground, ground and first floor levels to provide additional and reconfigured hotel accommodation, including 27 no. guest suites and associated circulation, lift and stair core; (iii) alterations and extensions at ground floor level to provide new and reconfigured food, beverage and function facilities, including The Hound, function room, pre-function bar, wine bar, cocktail bar, Irish bar, courtyard/lounge, kitchens, serveries, reception and entrance lobby areas, together with associated WCs, cloakroom, storage and ancillary facilities; (iv) the provision and reconfiguration of hotel back-of-house and service accommodation at lower ground floor level, including kitchens, stores, staff room, laundry, offices, staff changing facilities, loading and waste areas, plant and associated circulation and service areas; (v) the construction and provision of new and reconfigured fitness and leisure facilities at ground and first floor levels, including fitness rooms, reception and lobby areas, a swimming pool, multi-function room, male and female changing facilities, accessible shower facilities, sauna, steam room, WCs, stores and associated ancillary accommodation; (vi) the provision and reconfiguration of meeting and hospitality accommodation at first floor level, including meeting rooms, lounge areas and associated suites; (vii) alterations to the external elevations and roof profile of the existing building, together with the construction of the proposed extensions, including associated glazing, rendered finishes, anodised aluminium fins, and profiled metal roofing/cladding; (viii) alterations to existing car park to provide for 47 no. additional car parking spaces (inclusive of 14 no. EV charging-enabled spaces and 14 no. accessible spaces), 2 no. designated spaces for estate vehicles, and 1 no. coach parking space; (ix) the provision of roof-mounted plant, PV panels, and associated roof-level works; and (x) landscaping, boundary treatments, road markings, drainage, and all ancillary works necessary to facilitate the development.
