Proposal description

For alterations and amendments to the previously granted planning permission (Kilkenny County Council Planning Reference 16/124 and An Bord Pleanala Planning Reference PL 10.247404). The alterations and amendments now proposed include: -A reduction in the development floor area from 2756 Sqm to 2027 Sqm, - A reduction in the number of bedrooms to be provided from 38 No to 22 No.,- Minor internal alterations to the retained building from those previously granted, - Associated elevational alterations, - And all associated ancillary siteworks alterations. In addition, permission is now sought for a new single storey site services building of 14 Sqm and for building signage. All works are to take place to the Avalon Inn Hotel, Castlecomer, Co. Kilkenny, which is listed on the Record of Protected Structure for Kilkenny (C494) and on the NIAH Register (Ref.12301005). The site lies within the area of archaeological protection (RMP KK005-82 Historic Town) and within the Architectural Conservation Area for Castlecomer as defined in the Kilkenny County Council Development Plan. The site is within the Zone of Archaeological Potential for Castlecomer as identified on the Urban Archaeological Survey for County Kilkenny
