Proposal description

The retention planning permission development consists of: a) An as-built single-storey domestic outbuilding (outbuilding 2) to the west of the existing dwelling containing the following accommodation: garage area of 43.8m², potting shed area of 14.6m² and covered open storage area of 22.3m². b) An as-built stone-clad masonry wall of c. 3m in height and c. 29m in length along the western site boundary and c. 3.5m in length along the northern site boundary. c) All associated site development works. The development will consist of: 1. The construction of a new domestic extension of total 107.5m² to the existing part single-storey, part 2-storey dwelling that will consist of 55.8m² at ground floor level and 51.7m² at first floor level. 2. The extension works comprise the following elements: • A 2-storey extension to the north-west of the existing dwelling. • A single-storey extension to the north-east of the existing dwelling to connect it to the existing outbuilding (outbuilding 1). • The extension and conversion of the existing outbuilding 1 to habitable accommodation of 27.2m². • The construction of a new roof throughout to the 2-storey part of the dwelling to facilitate the proposed development and the conversion of an existing attic storage space to habitable accommodation of 34.2m². This will raise the overall height of the pitched roof at 2-storey level by c. 0.9m. 3. Modifications to the existing dwelling to include: • Relevant external and internal alterations to the existing dwelling to facilitate the proposed extension works and new internal layout; and • All associated site development works to include connection to all existing services on site. 4. The decommissioning of the existing sept tank and percolation area and the installation of a new wastewater treatment system and associated percolation area. 5.
