Proposal description

For development on this site of c. 0.366 ha at Marshfield House, Mill Lane, Leixlip, Co. Kildare, W23 E5W5. Marshfield House is a designated Protected structure RPS No. B11-116. The development consists of: works undertaken to the main dwelling, which includes internal and external works comprising the: removal and replacement of floors, ceilings, partitions (including relocation, where relevant) and stairs from First to Second Floor Level in the existing house; electrical cabling, domestic hot and cold-water services, and central heating pipework throughout the existing house; the removal of external render; replacement of windows on the existing house; the existing as-built west gable conservatory lobby (10 sq m); existing outbuilding to the southside of the west courtyard; the existing as-built outbuilding to the northside in the west courtyard (29 sq m); and the existing as-built garage (including roof lights) (75 sq m). The total floor area to be retained is 114 sq m. The development for which permission is sought will consist of: the demolition of the existing unauthorised extensions to the northeast and north of the existing house and the provision of a new single storey extension to the existing house which will comprise of a kitchen / dining area, toilet, pantry, wash room, entrance lobby, veranda/rooflight, with sliding doors to the east elevation; a new single storage extension and canopy cover (with roof lights) to northwest of the existing house, which will comprise of a laundry drying room, boot room, shower room, open covered shed for agricultural machinery, and a small agricultural work room; the repair and reinstatement of historic sashes to 1 no. window to rear of the main house; 2 no. unauthorised openings in the wall on the east gable of the existing house to be filled in with masonry; removal of internal partitions and provision of new partitions in the existing house, where required; new rendering to the existing house and associated structures; provision of new roof structure to the existing house, which will include the provision of new roof lights and remediation works to the existing roof elements that will be retained; alterations to the existing garage and outbuildings (for which retention permission is sought); and reroofing of the sections of the garage and outbuildings (structures that are proposed to be retained) with natural slates and provision of roof lights, where required. The proposed works also include all hard and soft landscaping, the provision of a swale, and all associated site development works above and below ground including alterations to site services (foul and surface water drainage and water supply), as well as connections, as required. The total gross floor area to be demolished is 167 sq m (comprising 140 sq m of the existing house and 107 sq m of outbuildings), with new development proposed of 247 sq m total gross floor area (comprising 140 sq m onto the existing house and 107 sq m of outbuildings). The total gross floor area of the entire development existing, retained and new proposed is 822 sq m.The development will also consist of permission for the removal of unauthorised development comprising: partially constructed structures located to the northwest (rear) and southeast (front) of the existing house; and stone masonry wall to the northeast / side of the existing house.
