A seven-year planning permission for a Large-Scale Residential Development (LRD) at this site at “Railpark East”. The application site is bounded by the Royal Canal to the north, the permitted Maynooth Eastern Ring Road (MERR) to the west, and the southern and eastern boundaries are bordered by agricultural lands. The proposed development will consist of a residential and mixed-use development comprise on a site of approximately 7.46 hectares. A residential scheme of 315 no. units (54 no. 1-bed units, 60 no. 2-bed units, 133 no. 3-bed units and 68 no. 4-bed units) along with creche, retail unit and community facility. The development will include for the following: 122 no. apartments within 3 no. apartment blocks comprising 54 no. 1-bed units, 50 no. 2-bed units and 18 no. 3-bed units: Block A comprising a mix of 1-bed, 2-bed and 3-bed apartment units (5-6 storeys). Block B comprising a mix of 1-bed, 2-bed and 3-bed apartment units (up to 6 storeys). Block C comprising a mix of 1-bed, 2-bed and 3-bed apartment units (up to 6 storeys). 193 no. houses (10 no. 2-bed units, 115 no. 3-bed units and 68 no. 4-bed units) comprising: 103 no. Type A / A1 – 3-bed, 2-storey terraced and end-terrace houses (73 no. Type A and 30 no. Type A1). 26 no. Type B / B1 – 4-bed, 3-storey end-terrace houses (25 no. Type B and 01 no. Type B1). 12 no. Type C – 3-bed, 2-storey semi-detached / end-terrace houses. 7 no. Type D / D1 – 4-bed, 3-storey semi-detached houses (04 no. Type D and 03 no. Type D1). 5 no. Type E – 4-bed, 3-storey semi-detached and detached houses. 30 no. Type F / F1 – 4-bed, 2-storey detached houses (17 no. Type F and 13 no. Type F1). 10 no. Type G / G1 – 2-bed, 2-storey semi-detached houses (5 no. Type G and 5 no. Type G1). All apartment units will be provided with either balcony, terrace or private garden on all elevations. The creche facility (c. 394 m2), community facility (c. 51m2) and retail unit (298m2) will be located on the ground floor of block A. The proposed development provides for four no. vehicular accesses from the permitted Maynooth Eastern Ring Road (MERR) and including new pedestrian/cyclist access points, associated internal roads, pedestrian and cycle infrastructure, set down areas, paths and access points provided up to the application site. The proposal will also include 520 no. car parking spaces and 288 no. cycle parking spaces at surface level, public and communal open spaces, landscaping, boundary treatments, plant areas, green/blue roofs, waste management areas, and services provision (including 4 no ESB substations) and all associated works required to enable this development including import, export and reuse of material to achieve appropriate site levels and connections to the Uisce Eireann networks.
