Proposal description

The provision of a new filling station at the south-east corner of the existing ModusLink building and involves the following: (1) Demolition of existing two storey office space and ancillary floor space associated with ModusLink building (1,604.5sqm gfa) and relocation of detached security hut. (2) Provision of new service building (gfa 554sqm) with double height front facade, consisting of 99.5sqm net retail area (including ancillary off-licence measuring 11.6sqm); 3 No. ancillary food/beverage offerings with associated seating and back of house area (toilets/store/office/staff etc.). (3) Part of the service building will involve a change of use from existing warehouse floor space (554sqm gfa). (4) 4 No. fuel pump islands with canopy. (5) Outdoor children’s play area and seating area under a separate canopy and indoor children’s play area. (6) Erection of main ID sign.
