Proposal description

The demolition of all existing structures (including derelict detached house) on the site, and the construction of a single storey discount foodstore (to include off licence use) with a gross floor area of 1,761sqm (net retail area 1,254sqm). The development includes the provision of a new landscaped public pedestrian area to the front of the site bounding Monasterevin Road, and the construction of a new pedestrian access (to include a ramp and steps) and a vehicular access from Monasterevin Road. The development also includes the erection of one free standing double sided internally illuminated sign with one double sided opening hours sign at low level on a double pole adjacent to the proposed new vehicular entrance to the site, one single sided internally illuminated gable sign on the south west gable, one single sided entrance door sign and 4 single sided display signs on shop front windows. The proposed development will be served by 134 No. car parking spaces and 15 No. bicycle spaces. The proposed development includes refurbishment of existing substation (15 sq. metres), all landscaping, revised boundary treatment including 2.1 metre boundary wall to the north east and east, engineering and site development works on the 0.976 hectare site
