The development will consist of the demolition of existing structures on site and the development of a single level retail store with a gross floor area of c.3,575sq.m.with subsidiary alcohol sales, all external signage (including illuminated elevational and freestanding signage), ancillary administration offices, staff facilities, ancillary plant, ESB substation(c. 28.8sq.m) , 205 no. car parking spaces to be provided at grade and a service yard. The proposal also provides for cycle stands, recycling facilities, new site access arrangements, upgrades and realignments to the access road to Woodstock Industrial Estate and Upper William Street (N78) including signalised junction, the construction of a new 450mm storm water sewer along Upper William Street (N78) to Bennett’s Bridge and all ancillary landscaping( including pedestrian access points), site development works and site services
