Proposal description

Alterations and completion of works to previously permitted development granted under planning ref: 03/5. The development to be retained provides for the following: alterations and additional floor area to a 54 bedroom hotel building, with redesigned foyer, reception, bar restaurant, function room, service / ancillary areas, 2 no. additional hotel bedrooms, terraces, omission of previously permitted basement area and associated minor changes to the elevations; internal revisions to Ballina ( Ballyna) House ( Protected Structure) including redesigned basement area to provide bar / lounge / toilets, and redesign of permitted Guest Lounges at 1st floor upper and lower levels to provide 2 no. additional guest bedrooms with en-suites: retention of internal / external revisions to the apartment in blocks A,B,C, D & G ( Protected Structures), as well as demolition and reconstruction of previously permitted Blocks E & F to now provide a total of 15 no.2 bed townhouses to be used as self- catering tourist accommodation, change of use of Block G to provide hotel administration / office area (including a new extension to provide WCs); retention of extension to the Barn Building to provide WCs; retention of 2 no. bin storage areas as well as woodchip storage building, bin stores, and site works. Permission is also sought for retention and completion of revised landscaping and car parking areas, retention of alterations to permitted self- catering Courtyard Apartment Block (32 no. units), retention of revised entrance area / gates including a Gate Keepers Hut, modifications to previously on –site wastewater treatment system and permission for new access road to same form main access route on site. Also permission is sought for additional upgrades to on- site services as well as all associated site development works
