Proposal description

An equestrian tourist facility of approximately 2,561.7 sqm and the demolition of an abattoir and associated outbuildings of 1,764 sqm on a site of approximately 16 hectares. The proposed development consists of 2 built elements and namely: Building 1 – an Equestrian Tourism building incorporating a language school for foreign students with a gross floor area of 1,107.3 sqm over two floors (max height of 7.77 m) with overnight accommodation for up to 60 students (65 No. bed spaces) associated car, coach and cycle parking and a waste water treatment plant. The development consists of the demolition of an abattoir and associated out buildings, weighbridge and the decommissioning of a septic tank and effluent holding tank. The existing entrance on the L6016 shall be relocated to facilitate access to the Equestrian Centre building. Building 2 – stables comprising 2 No. blocks of 18 No. horse stables and 1 No. block of 4 stables, 40 No. total (max. height of 5.54 m) including tack rooms, washing area and staff areas (939.6 sqm), 1 No. associated outbuilding 207.5 sqm), 1 No. manure shed (135 sqm) and exercise circle (172.3 sqm), 2 No. sand arenas, pony trekking paths and associated surface car park. A new vehicular entrance to the stables is proposed via the L60161. The proposed development will also consist of road improvements (including car passing spaces) to the L6016 and L60161, 28 No. car parking spaces, 3 No. coach parking spaces and 30 No. cycle parking spaces, construction of flood berms, associated hard and soft landscaping, boundary treatments, associated signage and all necessary site development works above and below ground level
