For a residential development comprising 31 no. units. The site is accessed via Bóthar na Mias, which in turn is accessed via the L4509 (Dungory West) Road. The proposed development will consist of the following: construction of 31 no. residential units comprising detached, semi-detached and terraced house types, including: 6 no. 2-bed units, 19 no. 3-bed units and 6 no. 4-bed units; provision of footpaths within the subject site (including connections to the footpath along Bóthar na Mias approved under Pln. Ref. 23/60774), together with the provision of a permanent vehicular access into the site; provision of landscaped communal open space, private open spaces, site landscaping and boundary treatments, public lighting, 62 no. car parking spaces, and 2 no. bin collection points; provision of all associated surface water and foul drainage services and connections, including nature-based solutions, connection to utilities, connection to public water supply and other services, and the provision of a temporary compound area; all associated and ancillary site development works.
