For construction of 74 no. two, three and four bedroom houses comprising of the following mix: a. 34 no. two-storey, three bed semi-detached houses; 26 no. two-storey, three bed terraced houses; 4 no. two-storey, four bed end of terrace houses; 8 no. single storey, two bed detached houses; 1no. two-storey, three-bedroom detached house, and; 1 no. two-storey, four-bedroom detached house. Provision of on curtilage and grouped car parking, including a proportion of electric charging spaces and ducting to all spaces for future electric charging points. Provision of landscaped communal open space areas, private open space, revised boundary treatments and public lighting. Provision of new vehicular and pedestrian entrance onto L-4602 County Road, together with provision of new roadside footpath and cycle lane. Culverting of existing drainage channel, with works to connect to the existing culvert along the L-4602. Surface water drainage arrangements to include on site attenuation, with connection to existing storm sewer along the L-4602. Connection to public foul sewer and public watermain along the L-4602 road, and provision of static water storage tank below ground on site. Signage locations, together with all associated site development works and services. A Natura Impact Statement will be submitted to the planning authority with this application
