Permission for development which consists of: We, Kingston Stables Limited, intend to apply for permission for development of a Large-Scale Residential Development (LRD) for a 10-year planning permission, on a site which extends to 5.37 ha on lands located at Rahoon, Knocknacarra, Galway. The application is being made under the provisions of the Planning and Development (Amendment) (Large Scale Residential Development) Act 2021. The proposed development will consist of: 1. Provision of 362 no. residential units in 4 no. development areas with a mix of apartment and house types on a site area of 5.37 ha. The buildings range between 2 no. and 6 no. storeys in height. Demolition of existing structures (333.8 sqm); 3. Vehicular access to the proposed development from a permitted road (Planning Reference 24/60370 refers); 4. The provision of new active travel cycle and pedestrian access from Millers Lane; 5. Upgrades to the existing access at Kingston Road 6. The provision of a childcare facility (440 sq.m.); 7. The provision of public open space; 8. The provision of 665 no. bicycle parking spaces; 9. The provision of 313 no. car parking spaces; 10. Public lighting, bin stores, signage, services, ESB substation, site landscaping and all ancillary site development and enabling works. Permission for development which consists of a Large-Scale Residential Development on a site located to the South of the Letteragh Road (L1323), in the townlands of Rahoon and Letteragh, Co. Galway. The application is being made under the provisions of the Planning and Development (Amendment) (Large Scale Residential Development) Act 2021. The development will consist of the following: 1. Demolition of a small lean-to stone shed structure. 2. Construction of 148 no. residential units comprising: i. 93 no. houses (4 no. 2-bed units, 81 no. 3-bed units, and 8 no. 4-bed units) ii. 20 no. duplex units (10 no. 2-bed ground floor units and 10 no. 3-bed upper floor units) iii. 35 no. apartment units (19 no. 1-bed units and 16 no. 2-bed units) 3. Provision of shared communal and private open space, an Active Travel pedestrian and cycle path, car and bicycle parking, site landscaping and public lighting, site services, vehicular and pedestrian access with Letteragh Road and pedestrian and cycle access with Bóthar Dhiarmuida and all associated site development works. 4. Erection of a gabion retaining wall faced with local limestone with additional 1.2m high estate railing along parts of the western boundary of the site to be constructed in the event the subject site is developed prior to the proposed N6 Galway City Ring Road Strategic Infrastructure Development (ABP-Ref: PL07.302885-18). 5. Temporary permission for a period of 3 years for the erection of marketing signage on the site. Permission for development which consists of: permission is sought by Valley Healthcare Fund for amendments to the previously permitted development under Galway City Council Pl. Ref. No. 22/322, which was accompanied by an NIS, and An Bord Pleanála Pl. Ref. ABP-318194-23, at lands at Seamus Quirke Road, Rahoon Road, Galway. The proposed amendments comprise of the following; 1. Permission to vary Condition No. 8 of An Bord Pleanala Pl. Ref. ABP-318194-23, with respect to EV parking at basement level. Permission is sought for revisions at the permitted basement level, including a reduction in basement footprint and reconfiguration of the permitted car parking layout on the overall site, including the relocation of EV charging parking spaces from basement level to surface level, while maintaining the overall permitted car parking provision on the site. 2. Revisions to the permitted internal surface level road network, circulation routes, car parking layout and set-down areas,; 3. Relocation of the permitted ESB substation and LV switchroom from within the Primary Care Centre building to a standalone ESB substation and switchroom building located to the east of the site; 4. Revisions to permitted site boundary treatments, lighting, hard and soft landscaping, together with incorporation of ventilation louvres associated with the basement ventilation strategy. 5.
