Comprising 215 no. dwelling units consisting of 36 no. one-bedroom apartments, 170 no. two-bedroom apartments and 9 no. three-bedroom apartments in four blocks ranging from 4 - 6 storey's in height. Block A (GFA - c. 12,326 sq. m.) comprises 20 no. one-bedroom apartments, 98 no. two-bedroom apartments and 9 no. three-bedroom apartments and is five storeys plus set back penthouse level at fifth floor (ie 6 storey’s). Block B1 (GFA - c. 3121 sq. m.) comprises 4 no one-bedroom apartments and 28 no. two-bedroom apartments and is four storeys in height. Block B2 (GFA - c. 4,013 sq. m.) comprises 12 no. one-bedroom apartments and 32 no. two-bedroom apartments and is four storeys in height. Block C (GFA - c. 1,109 sq. m.) comprises 12 no. two bedroom apartments and is four storeys in height. 280 car parking spaces are provided in total including 257 car parking spaces at basement level under Blocks A, B1 and B2 and 23 no. car parking spaces at surface level. Permission is also sought for the demolition of single storey six-bedroom dwelling house (GFA - c. 130 sq. m.). Permission is also sought for 1 no. single storey detached electricity substation unit with switchroom (GFA - c. 25 sq. m. in total) located east of Block B2. Vehicular access to the entire development will be via proposed new road to the east from the Hansfield Road. Permission is also sought for site development and landscape works, including two way off road cycle and pedestrian tracks, cycle parking facilities, bin storage facilities, playground facility and boundary treatment; all on a site of c. 2.9 ha (c. 7.16 acres). This planning application is being made in accordance with the provisions of the Hansfield Planning Scheme 2006. The development will take place entirely within the boundaries of the Hansfield Strategic Development Zone as defined by Statutory Instrument No. 273 of 2001. An Environmental Impact Statement (EIS) will be submitted to the Planning Authority with the application. The Environmental Impact Statement will be available for inspection and/or purchase at a fee not exceeding the reasonable cost of making a copy during office hours noted below at the offices of the Planning Authority.
