We, Red Rock Donnybrook Limited, intend to apply for planning permission for amendments to the permitted aparthotel development (DCC Reg. Ref. WEB5106/25) at this c. 0.131 ha site at the Circle K petrol station at the junction of Donnybrook Road and Brookvale Road, Donnybrook, Dublin 4, D04 K3T8. The development will consist of a reconfiguration of the permitted ground floor café/retail unit (c. 150.2 sqm) to be provided as 2 no. separate retail units (Café/Retail Unit No. 1 [c. 60.6 sqm] and Retail Unit No. 2 [c. 57.8 sqm]) at ground floor level of the permitted aparthotel publicly accessed from the Donnybrook Road only. The amendments also include the provision of: 1 no. additional internal bicycle parking space for the use of staff of Retail Unit No. 2;a new access door and signage (c. 1.47 sqm) to the permitted curtain walling along the Donnybrook Road elevation at the entrance of proposed Retail Unit No. 2; and, an additional, secondary access door to Café/Retail Unit No. 1for staff and servicing use along the southern elevation of the building. No amendments are proposed to the number of aparthotel rooms permitted under compliance with Condition No. 4 of the parent permission; the overall gross floor area; the height, scale or massing of the permitted building; and/or the public realm surrounding the permitted development.
