Why this application matters

Hotel scale

The amended scheme would provide 108 hotel bedrooms in a building of about 4,047 sq m gross floor area, on a 0.055-hectare corner site spanning Usher Street and Ushers Quay.

Building changes

The revisions add eight bedrooms through internal reconfiguration from basement to seventh floor, alongside changes to roof plant screens, green/blue roofs, elevations and building services.

Planning evolution

The site has an established consent history for hotel redevelopment, originally including demolition of the existing structures and a seven- to eight-storey building over a basement. Earlier amendments retained a 100-bedroom hotel while adjusting floor areas, layouts, roof works and ancillary facilities.
