The development will consist of the upgrade of the existing shopfront at both the Grafton Street and Lemon Street elevations including removal of existing shopfront and signage together with the replacement of the façade finish and an increase in the shopfront fascia height by approx. 0.7 m at ground floor level; increased level of glazing with 3 no. new shopfront windows at Grafton Street and 5 no. new shopfront windows at Lemon Street; relocation and redesign of the front entrance doors to the corner of the building at the intersection of Grafton Street and Lemon Street; removal of 2 no. entrances at Lemon Street and associated internal stairs from basement to first floor levels and the introduction of 2 no. new entrances with accompanying new internal stair and platform lift from ground floor level to basement level; and the removal of the internal spiral stairs at first floor level together with all associated site development works to facilitate this. No further alterations or further works are proposed to the building as part of this application. The site is located within the Proposed Special Planning Control Scheme for Grafton Street and Environs 2026-2036.
