Development to modernise and extend internal office and staff facilities (totaling 218.12sq.m), at a site of 7.692ha, all contained within the building footprint of the existing permitted warehouse development. The proposed development consists of: a) The modernisation and extension of the existing Goods In Office area comprising: -The internal reconfiguration of existing ground floor staff welfare facility block; - The construction of a first floor mezzanine office extension (132.17sq.m) to existing office space to accommodate expended open plan office space and an office; - The provision of new roof plant, incl. condenser units; and -The provision of 3 no. new windows to east elevation of existing permitted warehouse. b) The extension of the existing Transport and Goods Out Offices area comprising: - The replacement of the existing ground floor Transport Office with a new enlarged Ground Floor Transport Office (36.66.sqm); - The construction of a new first floor Goods Out Office (37.43sq.m) to accommodate an office and a meeting room above the existing ground floor staff welfare facility block; - The construction of a new access staircase and first floor walkway (11.86sq.m) to new first floor Goods Out Office; - The provision of new roof plant, incl. condenser units; - The provision of 1 no. new window to west elevation of existing permitted warehouse. c) All associated site development works above and below ground level. Primary vehicular and pedestrian access to the development will be maintained from the existing site entrance from Local Road L1322.
