Proposal description

Amendments to permitted Licensed Discount Foodstore (pl. reg. no. 13/4038). The amended development consists of: (1) demolition of an existing disused industrial building (as per permitted Planning Permission Ref. No. 13/4038), and (2) construction of single storey mono-pitch licenced discount foodstore (to total 1890sqm) comprising: (a) net retail sales area with ancillary off-licence use (to total 1286sqm), welfare area (incl. public toilets and lobby, staff toilets, office, staff room, training, change rooms and services, totalling 78.4sqm floor area), bakery preparation area (80.26sqm) and bakery freezer area (57.44sqm), (b) relocated main entrance to North Eastern corner of building, (c) external building finishes to include Alucobond wall cladding on all elevations, glazing to North elevation and rendering, painting and selected stone cladding on external walls and columns, (d) signage to include 1no. externally illuminated wall mounted poster display, 2 no. internally illuminated corporate gable logo signs, 3 no. externally illuminated wall mounted poster display panel and 1 no. internally illuminated flag pole sign, (e) 90 no. car parking spaces (including 4 no. disabled car parking spaces and 6 no. parent and child car parking spaces), (f) 10 no. bicycle parking spaces, and (g) boundary treatments, hard and soft landscaping, lighting and all other ancillary and associated site development works above and below ground level. Primary vehicular and pedestrian access to the development will be via the permitted site entrance from the local road L2998 (Ref. No. 13/4038) upgraded and improved as part of this amended development. Connections to drainage and water services (including attenuation) shall be as per Ref. No. 13/4038
