For development of (1) Demolition of a former now derelict existing industrial warehouse and the construction of a two storey new building with a gross floorspace of 1,216.0m2 gross comprising an anchor supermarket of 1,120m2 gross and two commercial units of 96m2 gross floorspace. (2) Provision of 700m2 net of retail floorspace, a storage area of 100m2, a 55m2 entrance foyer/lobby, a 33m2 rear lobby and two commercial units of 51m2 and 45m2 respectively at ground floor level. Each of the commercial units will have their own door access. There will be a lift and stairs to the first floor level. The gross floorspace of the ground floor will be 984m2. (3) the gross floorspace of the first floor level is 232m2 and will provide for male and female staff toilets and changing rooms, both of 25m2, a 38m2 storage room, a 24m2 staff canteen, a 20m2 accounts office, a 25m2 training room, a second office of 23m2, a 46m2 board room and a 6m2 lobby. (4) Provision of: external signage to the anchor supermarket and both the commercial units and, public lighting. (5) Provision of: a new general public vehicular entrance; a separate service traffic entrance; 116 general, 3 mobility impaired and 8 parent and toddler parking spaces; pedestrian footpath along the road frontage; pedestrian entrance and walkways; and, landscaping works. (6) Provision of bicycle shelter, trolley bays and bin and storage areas. (7) Provision of 15 metre buffer zone and pedestrain walkway along southern edge of the site, linking to a 15 metre walkway and linear recreational area along the Mountnugent River. (8) Connection to foul and public services. (9) Provision of petrol and oil interceptor and attenuation tank. (10) Up grade works of the Lishenry Road and Dublin Street road junction. (11) to carry out all ancillary works
