PROTECTED STRUCTURE: Esprit Investments Limited intend to apply for permission for development at this c. 0.078 Ha site at Nos. 32-35 Pearse Street, Dublin 2 (all Protected Structures). The site is generally bound to the south by Pearse Street and to the north by Brunswick Villas, Dublin 2. The proposed development, which will provide a total of 21 No. residential units (4 No. 2-bed apartments within Nos. 32-35 Pearse Street and 17 No. apartments (4 No. studios; 11 No. 1-bed units; and 2 No. 2-bed units) within a new residential building), will principally consist of the demolition (628 sq m) of all existing structures to the rear of Nos. 32-35 Pearse Street and the construction of a new part-6 to part-7 storey residential building (1,204 sq m). The development will also include: restoration, repair and internal modification of Nos. 32, 33, 34 and 35 Pearse Street; the change of use of the ground floor level of No. 33 Pearse Street from office to retail (49 sq m) and the first and second floor levels from office to residential (106 sq m); the change of use of the first floor level of No. 34 Pearse Street from retail to residential (53 sq m) and the second floor level from office to residential (53 sq m); the change of use of the first and second floor levels of No. 35 Pearse Street from office to residential (100 sq m); and the provision a single-storey extension to the rear of No. 32 Pearse Street (78 sq m). The existing/permitted uses at ground floor levels of No. 32 Pearse Street (a café/restaurant), No. 34 Pearse Street (retail) and No. 35 Pearse Street (retail) will remain unchanged. The existing uses at first and second floor levels of No. 32 Pearse Street (a residential unit) will also remain unchanged. The development will also include: elevational works to Nos. 32-35 Pearse Street, comprising the repair, cleaning and repointing of the brickwork; the removal of non-original render to the rear elevations of Nos. 33 and 35; the reinstatement of multi-pane sash windows to the rear elevations of Nos. 32-35 Pearse Street; hard and soft landscaping; bicycle parking; blue/green roofs; bin storage; plant; gates; and all associated site development works above and below ground.

We, Greybirch Limited, intend to apply for planning permission at this site, of c. 0.1346 ha, at Nos. 1, 3, 5, 7, 9 Tara Street, Dublin 2 and Nos. 5, 6, 7 George’s Quay, Dublin 2. The proposed development will amend DCC Reg Ref 5042/22 and will include • Demolition of Nos. 5, 6, 7 George’s Quay and replacement with a new two storey building, which includes a retractable roof. • The omission of the roof garden and minor alterations to the elevations on the retained and refurbished Tara Street buildings. • Reduction in the number of permitted concessions from 13 no. units to 9 no. units. • Omit permitted basement extension, resulting in no changes to the existing basement. The proposal also includes all associated works to enable the development of the proposal. The remainder of the development will remain as permitted by Reg. Ref. 5042/22.
