the proposed development will consist of a mixed-use development comprising 46 no. residential units, 4 no. commercial units with associated car parking, bicycle parking, public open space and all ancillary works. a) removal of the existing palisade fence boundary treatment fronting Charvey Lane. b) construction of 46 no. residential units (8 no. 1-beds, 15 no. 2-beds and 23 no. 3-beds), 2 – 3 storeys in height in the form of 8 no. 1 -bedroom apartments (52.8 – 53.9 sqm), 12 no. 2-bedroom apartments (88.5 sqm), 2 no. 2-bed semi-detached units (91.9 sqm), 1 no. 2-bed terraced unit (91.9 sqm), 14 no. 3-bedroom duplex units (113.8 sqm), 6 no. 3-bedroom semi-detached units (109.1 sqm) and 3 no. 3-bedroom terraced units (109.1 sqm). Each residential unit has associated private open space in the form of balconies / terraces for the apartment units and gardens to the rear of each dwelling unit. c) 4 no. ground floor commercial units (total GFA approx. 260.74 sqm) are proposed fronting Charvey Lane with apartments above. d) a total of approx. 1,643.51 sqm of public open space is proposed. phased extension to the existing quarry, measuring c. 14.13 hectares, located to the south/south-east of the existing extraction area, to be excavated to final floor levels ranging from approximately 202.7 m OD at the north-western extent of the extension area to approximately 227.7 m OD at the south-eastern extent of the extension area (as shown on the application drawings) and the extraction of approximately 150,000 tonnes per annum (being the maximum total output from the quarry as a whole) of sand, gravel and stone using mechanical means only. The development will also consist of: the provision of an additional wash plant (to supplement the existing wash plant); drainage infrastructure; fencing; boundary treatments (including berms and tree planting and the importation of geochemically suitable inert soil material, where required, to support berm construction); internal roads and access/haul routes; and all associated site works. (The proposed extension will operate using the existing permitted access to the R756, together with the existing internal haul road and all previously permitted processing and ancillary facilities, including: sand storage and testing lab shed, wash plant, water recycling system, sludge storage bay, water storage tank, wheelwash, well, pumphouse, temporary portacabin office, canteen, portaloo, berms, and mobile screening plant). The proposed extension of the existing quarry will operate for a period of 10 years from commencement of extraction within the extension area, after which an approved restoration and remediation plan will be implemented. An Environmental Impact Assessment Report (EIAR) has been prepared in respect of the proposed development will be submitted to the Planning Authority with the application

• extension of the existing sand and gravel pit, in two separate but contiguous working areas on the eastern side of the Doran’s Pit Complex; • installation of new site infrastructure to facilitate the proposed pit development, principally a weighbridge and associated site / weighbridge office, a wheelwash, additional settlement lagoons, electrical charging infrastructure, staff welfare facilities and equipment / sample storage facilities; • stripping of overburden soils for immediate use in construction of environmental / perimeter safety bunds and stockpiling of any excess topsoil and overburden soil cover pending its re-use as cover material in future pit restoration works; • extraction of in-situ sand and gravel to within 2m of the in-situ groundwater table using battery powered (i.e. non-fossil fuel powered) mechanical excavators; • temporary removal and subsequent reinstatement of the existing internal haul road running north-south inside the eastern property boundary. The reinstated road will be lowered to run over the working floor of the Upper Pit and will rise northwards on an earth embankment (ramp) to the existing site access along Darker’s Lane; • transfer of excavated sand and gravel to the existing processing (washing and screening) plant to the west of the excavation area using battery powered dump trucks; • continued processing of excavated sand and gravel at the existing (mains-powered) processing plant to the west of the excavation area; • use of the adjoining (existing) pond and additional (new) ponds to settle out the separated fine particulate (silt) materials; • continued stockpiling of unprocessed sand and gravel and/or processed aggregates around the washing and screening plant, as required; • dispatch of processed aggregates off-site via the existing site access road and its junction with the N81 National Secondary Road at Santryhill (and any future replacement link road to the Blessington Inner Relief Road constructed over the life of the proposed development); • upgrading of the internal haul roads across Roadstone lands as required to support the proposed pit development, to include re-surfacing of the section between the proposed wheelwash facility and the existing N81 junction where necessary; • implementation of scheme to progressively restore excavated pit areas (in phases) to agricultural grassland in tandem with extraction activities
