Dublin. The site is generally bound: to the north by Adamstown Drive; to the east by Tandy's Close; to the south by Tandy's Plaza; and to the west by an access road which is currently under construction. This amendment application is being made in accordance with the Adamstown Planning Scheme 2014 (as amended) and relates to Phase 3 of development within the Tandy's Lane Village Development Area of the Adamstown Strategic Development Zone. The proposed development will principally consist of: an increase in apartment units and change in unit mix from the permitted 103 No. units (4 No. studios, 47 No. 1-bed units, and 52 No. 2-bed units) to 107 No. units (9 No. studios, 37 No. 1-bed units, and 61 No. 2-bed units); the amalgamation of 2 No. permitted retail units (c. 302 sq m and c. 72.8 sq m) to form a larger unit (c. 367.4 sq m); in addition to the provision of a retail bin store (15.6 sq m). The development will also include: the rationalisation of the floor layouts and modifications to the footprint of the part 5 No. to part 7 No. storey building, increasing the total Gross Floor Area by c. 7 sq m to accommodate the above changes (the Gross Floor Area of the scheme will increase from c. 10,555 sqm to c. 10,562 sq m); associated elevational changes; an additional 2 No. car parking spaces increasing the car parking provision from 77 to 79 No; changes to cycle parking, including an increase in provision of 6 No. cycle spaces; increase in creche play area by 38 sq m (to provide a 130 sq m creche play area); general landscape changes; and all associated site and development works above and below ground.

Dublin on lands generally bounded by Adamstown Avenue to the north and north-east, to the west by the Civic Plaza, to the south and south-east by lands located within Development Area 11- Adamstown Station (subject to concurrent planning application SDCC Reg. Permission for amendments to previously permitted development at a site of approximately 0.53 Ha in the townland of Doddsborough, south-west of Lucan, Co. Dublin. The site is generally bound: to the north by Somerton Rise and Somerton Row; to the east by Somerton Row, Somerton Drive and Somerton View; to the south by the L1030; and to the west by The Paddocks Way. The proposed amendments are to development previously permitted under Reg. Ref. SDZ19A/0004 (amended under Reg. Ref. SDZ21A/0016 and Reg. Ref. SDZ23A/0039), as extended under Reg. Ref. SDZ19A/0004/EP. This Application is being made in accordance with the Adamstown Planning Scheme 2014 (as amended) and relates to development within the 'Airlie Stud' and 'Somerton' Development Areas of the Adamstown Strategic Development Zone. The amendments principally propose the omission of 40 No. apartment and duplex units (3 No. 1-bed, 16 No. 2-bed and 21 No. 3-bed) and the provision of 39 No. units (15 No. 1-bed, 3 No. 2-bed, 20 No. 3-bed and 1 No. 4-bed) in their stead. The 39 No. proposed units include 3 No. 2-storey houses (2 No. 3-bed and 1 No. 4-bed) and 36 No. duplex units in buildings of 3 No. storeys (15 No. 1-bed, 3 No. 2-bed and 18 No. 3-bed). The total number of units in the amended and extended Reg. Ref. SDZ19A/0004 permission will decrease by 1 No. to 241 No. The proposal and amendments also relate to: the location and number of car parking (reducing from 48 No. spaces to 46 No. spaces); cycle parking; communal amenity space; private amenity space (as gardens, balconies and terraces); hard and soft landscaping; boundary treatments; bin stores; and all associated works above and below ground.
