Social Housing Development of 39 houses on undeveloped lands off St. Mark’s Avenue, St. Mark’s Grove, and Rowlagh Crescent, situated in St. Mark’s Estate, Clondalkin, Dublin 22. The proposed development shall consist of: 9 3-bedroom houses, 4 person, 2 storey; 28 3-bedroom houses, 5 person, 2 storey; 2 4-bedroom houses, 5 person, 2 storey + attic. The works include: New access off St. Mark’s Avenue, St. Mark’s Grove, and Rowlagh Crescent, landscaping works to boundaries and new park/play area to existing green, ancillary works to landscape housing areas, and all necessary associated ancillary works on the site and adjacent areas. All houses to be minimum A2 BER rated. The housing provision comprises one / two storey houses and two storey houses grouped in terraces. The proposed scheme has undergone an Appropriate Assessment Screening under the Habitats Directive (92/43/EEC). It has also undergone a preliminary examination for an Environmental Impact Assessment and the Planning Authority has concluded that there will be no real likelihood of significant effects on the environment arising from the proposed development and therefore an Environmental Impact Assessment is not required. Any person may, within 4 weeks from the date of this notice, apply to An Bord Pleanála for a screening determination as to whether the proposed development would be likely to have significant effects on the environment. Plans and particulars of the proposed scheme will be available for inspection or purchased at a fee not exceeding the reasonable cost of making a copy for a period of four weeks from Thursday, 25th April 2019 during the public opening hours at the offices of South Dublin County Council, County Hall, Tallaght, Dublin 24 and at Civic Offices, Clondalkin, Dublin 22.
