Removal of modern post office fitments and counter. • Reinsertion of appropriate fenestration with removal of uPVC windows and replacement with double glazed timber sliding sash windows. • Re-slating of roof and flashings with new natural slate. • Addition of new rooflight to rear north facing pitched roof on return. • Demolition of rear, of 20th century porch and repair of walls once removed. • Insertion of new window Grnd. floor south elevation. • Subdivision of first floor bedroom for new bathroom, hall and new timber stairs. • Modifications to layout to provide for kitchen and services. • Removal of previous drylining to ground floor and replacement with new insulated breathable finish. • Removal of existing concrete floors on ground floor for replacement with insulated concrete floor and underfloor heating. Replacement of timber floor at lower level with limecrete floor. • Reduction of external ground level to rear yard and south elevation, which is to be enclosed with parkland railing, removal of later asphalt surface in carpark area. • Conservation repair of seperate historic earthen Building to rear, and lime render with new gutters and structural repair.
