Demolition of 2 no. existing single/two storey office buildings totaling 808 sqm. located to the south of the site, a single storey 318 sqm. maintenance fitting workshop located to the north of the site, and a single storey security hut located at the entrance gate to the service yard; alteration and refurbishment of the 156 sqm. rear office block located to the south-west of the site. Construction of a new 1226 sqm. two storey L-shaped office block on site of 2 no. demolished blocks fronting St. George's Square, new double height single storey 402 sqm. maintenance fitting workshop to be constructed in area of the existing maintenance fitting workshop, and new single storey flat roof standalone ESB substation to the north-west of the site. External works will include hard and soft landscaping, new car-parking facilities and bicycle stands, new steps and ramps to moderate rising ground levels existing on site, new hard landscaping along the boundary with St. George's Sq., new gate and railings and reduced boundary wall to the laneway to the south, reoriented entrance gateway with signage on adjacent wall, replacement of boundary wall to the south-west with a retaining wall within the boundary, signage to front porch, new foul and surface drainage systems and all associated ancillary site works. The site is partially located within an Architectural Conservation Area. A Natura Impact Statement (NIS) will be submitted with the application. Gross floor space of proposed works 1628 sqm. Gross floor space of any demolition 1126 sqm.
